FirstService Residential Maintenance Associate in Chula Vista, California
Job Overview:
The Maintenance Associate Personal plays a vital role in keeping the buildings, facilities, and restrooms clean and orderly. Their primary responsibilities include cleaning duties such as washing walls, cleaning floors, glass surfaces, showers, and restrooms, cleaning and arranging pool furniture, and disposing of rubbish. In addition, the Maintenance Staff will also handle minor repairs, including but not limited to painting, fixture replacement, furniture assembly, minor plumbing repairs, minor or general golf cart maintenance, power washing, drywall repairs, and general maintenance. The Maintenance Porter will work under the guidance of the Assistant General Manager and collaborate closely to ensure smooth operations.
Compensation: $20-$22.00/hour
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client’s property, the salary or wage will also be premised upon the client’s directive. The base pay range is subject to change and may be modified in the future.
Your Responsibilities:
Cleaning floors by sweeping, mopping, scrubbing or vacuuming them per the prescribed schedule.
Gather and empty trash and pet waste stations daily at all the facilities and per schedule.
Service, clean, and supply restrooms daily and per the schedule.
Clean low-level windows, glass partitions and mirrors.
Dust furniture, walls, machines and equipment.
Mix water and detergent in containers to prepare cleaning solutions according to specifications.
Clean and polish pool furniture and fixtures.
Hose, power-wash off or wipe down playground equipment.
Use blower to blow debris from HOA maintained parks and facilities.
Clean playground sponge under and around playground equipment.
Remove graffiti from surfaces as necessary.
Notify GM and/or AGM concerning the need of repairs or additions in the common area and file appropriate work order.
Complete appropriate requisition for supplies and equipment as needed for cleaning and maintenance duties.
Setup, arrange and remove decorations, tables, chairs, to prepare facilities for events such as board meetings.
Complete work order requests for minor repairs, including but not limited to painting, light bulbs and fixture replacement, furniture assembly, minor plumbing repairs, minor or general golf cart maintenance, power washing, drywall repairs, and general maintenance.
Special projects and tasks as assigned by Facility Manager or Assistant General Manager.
Provide Management with a list of supplies and/or tools that need to be ordered.
Ensure all safety precautions are followed while performing work.
Be courteous and pleasant to residents at all times.
Perform related duties and responsibilities as required.
Responsibilities will vary at times, other duties as required.
Standard Shifts, mornings and an occasional weekend, will vary at times.
Covers Janitorial Staff duties on their days off and or vacations
Skills & Experience:
One year of experience of janitorial or custodial work.
Entry level maintenance technician
Repair outdoor lighting and wiring as needed.
Basic construction knowledge to make wood repairs.
Painting skills
Basic computer skills to learn and use Microsoft Outlook, Excel, online supply ordering.
High School Diploma or GED preferred.
An ability to follow oral and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions.
Ability to prepare written reports and complete log sheets.
Must be capable of being bonded.
Ability to prepare written reports and complete log sheets.
Ability to determine next level involvement for problem resolution.
Must demonstrate good judgment.
Ability to think and work independently as well as part of a team.
Must be able to work well under pressure and deadlines, as well as work independently and prioritize time effectively.
Ability to interface and communicate with a diverse community
High level of integrity and the ability to function in a team atmosphere.
Skilled and comfortable in working with a diverse group of homeowners, homeowner volunteers, and staff members
Physical Requirements and Working Environment:
Must be able to lift 50 lbs.
Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.
Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.
Work duties may require the ability to work outdoors for an entire shift.
The work environment characteristics are normal maintenance conditions. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Occasional overtime may be required.
Holidays and/or weekends may be required based on business needs.
Consistent and regular attendance required.
Shift to be determined and may change according to the demands of the facility.
Some exposure to dust and noise.
Some heavy lifting, standing, climbing.
Work duties may include hauling trash from the Parks to the dumpsters, therefore a pickup truck is preferred.
Schedule: Monday-Friday 6am-2:30pm-hours may vary
Tools Used:
Possession of a valid California State Driver’s License.
Possession of valid state mandated auto insurance
