POSITION SUMMARY
The Facilities Maintenance Manager is an essential member of Gateway Hudson Valley management team. The Facilities Maintenance Manager is responsible for managing all matters related to the development and implementation of Agency goals and policies/procedures that apply to facilities/maintenance, the improvement of all Agency facilities and grounds, and ensuring that safety standards related to physical locations and operations therein are met and maintained.
ESSENTIAL RESPONSIBILITIES
Department Operations & Administration
Ensure all supplies and equipment necessary, to fulfill program and maintain facilities and grounds needs, are available and operational.
Coordinate and direct snow removal activities during the winter months.
Ensure physical plant meets certification compliance regulations promulgated by OPWDD and OMH at the certified residential programs, the Joseph Cornelske Center, and other applicable physical locations.
Ensure that all buildings are in compliance with state and local codes.
Responsible for the oversight of contractors to ensure that quality standards are met and that work is completed in a timely manner.
Control, operate and maintain all of Gateway’s heating, ventilation and air conditioning systems.
Oversee the operation and control of all fire control and alarm systems and equipment including burglar systems, alarm codes, key policy and track for updates and terminations for all Gateway sites.
Manage inventory for all contracts to ensure timely renewal.
Prepare, administer, and control the Facilities Maintenance budget.
Prepare and recommend items for inclusion on the capital projects budget. Evaluate needs and advise administration and directors of maintenance requirements and capital improvements for inclusion in their budgets.
Prepare RFPs for capital projects in accordance with regulations including ,but not limited to, agency bidding policies, regulation and MWBE requirements and maintain all documentation.
Ensure that all purchases and services are supported by bidding documentation as required and that approvals are documented and maintained in adherence to policy.
Staff Development
Coordinate the hiring, training, scheduling, supervision, and evaluation of Facilities Maintenance Staff.
Ensure that vocational training opportunities in Facilities Maintenance are appropriately assigned and that adequate supervision is provided at all times. Be responsible for department working cooperatively with vocational staff to assure implementation of the trainee’s vocational treatment plan
Qualifications
REQUIRED QUALIFICATIONS
Education:
High School Diploma/GED + 6 years of Facilities experience
Associate degree + 2 years of Facilities experience
Experience:
4 years in Building and Ground Maintenance
REQUIRED SKILLS
Strong working knowledge of OSHA regulations.
Ability to maintain a high level of integrity and confidentiality.
Ability to maintain positive working relationships and collaborate with members of management, vendors, landlords, regulators, etc.
WORKING CONDITIONS
Must be able to lift up to 75lbs.
Must be able to stand, walk, stoop and bend.
Must be able to sit or stand for 8 hours per day.
REGULATORY CLEARANCES REQUIRED:
Must have a valid NYS Driver’s License.
