Job Summary: The Physical Plant Operator is responsible for overseeing the daily operations, maintenance, and repair of the main physical plant and all of it associated equipment, and other buildings on campus not associated with the main plant, including mechanical, electrical, and HVAC systems. The operator ensures that all systems operate efficiently and safely, coordinates the activities of plant maintenance technicians, and implements preventive maintenance programs to minimize downtime and extend the life of equipment. The role requires a hands-on leader with strong technical knowledge, problem-solving skills, and the ability to manage personnel effectively. Key Responsibilities: Supervision and Leadership: Lead, train, and manage a team of plant maintenance technicians. Assign tasks and monitor performance to ensure timely completion of work. Conduct performance reviews and provide ongoing feedback and coaching to staff. Facility Maintenance and Operations: Responsible for the operation and maintenance of heating, ventilation, air conditioning (HVAC), refrigeration, plumbing, electrical, and mechanical systems. Troubleshooting, dismantling, repairing, and reassembling plumbing and HVAC units as necessary. Manage daily operations, in conjunction with the Director of Facilities, of the facilities building management system (BMS) Ensure compliance with safety and environmental regulations. Test, adjust and initiate all water treatment regarding all physical plant and pool operations. Inspect, repair, and certify all cross-connection devices. Develop, implement, and manage preventive maintenance programs to ensure reliable operation of equipment and systems. Respond promptly to emergencies and breakdowns to minimize downtime and ensure the facility remains operational. Inspections and Compliance: Conduct regular inspections of equipment, building systems, and infrastructure to identify and address maintenance needs. Ensure that all equipment meets safety, regulatory, and operational standards. Maintain accurate records of inspections, maintenance, and repair activities. Coordinate with third-party contractors and vendors as needed for repairs and services. Budget and Inventory Management: Work in concert with the Director of Facilities in managing the physical plants operating budget, ensuring cost-effective use of resources. Monitor expenses and adjust as necessary to stay within budgetary guidelines. Maintain inventory of equipment, tools, and supplies, and ensure timely reordering of materials. Project Management: Plan and oversee special projects such as facility upgrades, renovations, and equipment replacements. Coordinate with the Director of Facilities and external contractors to ensure projects are completed on time and within budget. Health, Safety, and Environmental Compliance: Implement and enforce safety protocols for plant personnel and facility operations. Ensure compliance with local, state, and federal safety and environmental regulations. Conduct safety training sessions and emergency drills as needed. Qualifications: Bachelor's degree in facilities management, engineering, or a related field (preferred) or equivalent experience.7+ years of experience in physical plant operation and maintenance, with at least 2 years in a supervisory role. Strong knowledge of HVAC, electrical, plumbing, and mechanical systems. Experience with building management systems (BMS) and energy management systems (EMS).
