The Facilities Operations Building Manager is a strategic professional who stays abreast of developments within own field and contributes to directional strategy by considering their application in own job and the business. Recognized technical authority for an area within the business. Requires basic commercial awareness. There are typically multiple people within the business that provide the same level of subject matter expertise. Developed communication and diplomacy skills are required in order to guide, influence and convince others, in particular colleagues in other areas and occasional external customers. Significant impact on the area through complex deliverables. Provides advice and counsel related to the technology or operations of the business. Work impacts an entire area, which eventually affects the overall performance and effectiveness of the sub-function/job family.
Responsibilities:
Provides end to end facilities operations support including design & construction project management, physical operations and maintenance of building /facilities.
Delivery of major/most complex construction projects within the region.
Provision of advices, assistance to in-country CRS teams on construction related matters as required including budgeting and scope of works.
Implementation of sustainability/benchmarking and external certification on major projects.
Taking significant role on global design and construction initiatives as agreed with design and construction head.
Taking lead role in organizing including the implementation and co-ordination of the Leadership in Energy & Environmental Design (LEED) pre-assessment and certification framework agreement.
Taking lead role in organizing including the implementation and co-ordination of the PM/Architectural/Major Expenditure Proposal (MEP) Services Framework Agreement.
The Senior Construction manager will report directly to the Head of the Design and Construction unit who in turns reports to the Region Head.
Manages major/ complex construction projects: Planning, control and co-ordination of a project from inception to completion; Identification of client’s objectives in terms of utility, function, quality, time and costs; Resourcing selection; Establishment of relationships between resources.
Choice of appropriate contractual routes for delivery i.e., Design and Build versus Management versus Construction Management versus Traditional contractual routes.
Identification of risk and allocation of risk in construction contracts.
Budgeting and estimating to facilitate approval of Project Expenditure Proposals (PEPs).
Application of Life cycle cost principles.
Control and tracking of costs.
Commercial advice and attainment of best value construction.
Reviewing appropriates of LEED certification and implementing sustainability on major projects.
Interfaces with business leads on major projects to establish briefs, gain stakeholders’ agreement to proposals including incorporation of global design and construction standards applicable to major projects.
Interfaces with Global Design and Planning Team on design and construction related matters.
Advising and assisting CRS in-country teams on all aspects of construction project management as required.
Taking significant role on Global Design and Construction Initiatives as agreed with Design and Construction Head eg One Look One Feel.
Appropriately assess risk when business decisions are made, demonstrating particular consideration for the firm's reputation and safeguarding Citigroup, its clients and assets, by driving compliance with applicable laws, rules and regulations, adhering to Policy, applying sound ethical judgment regarding personal behavior, conduct and business practices, and escalating, managing and reporting control issues with transparency, as well as effectively supervise the activity of others and create accountability with those who fail to maintain these standards.
Qualifications:
6-10 years relevant experience
Post graduate experience in construction, project management or related discipline.
Comprehensive knowledge and experience in project management of construction projects including management of design teams.
Broad knowledge of other related disciplines eg space planning, facilities management, building regulations and best practice
Proficient in Microsoft Office with an emphasis on MS Excel
Self-motivated and detail oriented
Proactive leadership and motivational skills
Consistently demonstrates clear and concise written and verbal communication skills
Proven influencing and relationship management skills
Knowledge of real estate industry
Education:
Bachelor’s/University degree, Master’s degree preferred
Education: Ing. Civil, industrial, electromecánico, arquitecto.
Industry / Previous Experience: 5 años de experiencia en actividades como Facilities mánager, manejar mantenimiento de obra civil, mecánica y eléctrica.
Inglés: intermedio.
Technical Skills / Knowledge: paqueteria office, principalmente excel intermedio.
